Welcome to your 2-bedroom, 1 bathroom apartment in Kingston. You can access all the property`s facilities throughout your stay.

BEDROOM:
The bedrooms have double and queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.
BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher
We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The living room has a smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account.
LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.
PARKING:
The parking garage can fit up to 1 car. 2-hour free street parking in front of the complex and visitor carpark in front of the basement rolling door are also available.
COMMON AREAS & AMENITIES:
You will have access to the pool, gym and BBQ throughout your stay.
As we now move into the warmer months the Somerset pool will be open for residents use as of Monday 9th September. Please note that it will likely be cold as it has solar heating.
Friendly reminder that as per the House Rules the pool is not to be used between 10pm and 6am. The pool area is for the quiet enjoyment of residents and their accompanied guests. Children must be supervised by an adult at all times.
Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings. There is a key safe for self-check-in.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the keys or leaving it inside the apartment will incur a minimum of $355 charge
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.
I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need. I can also provide you with any tips on the best places to go for food or just to have fun!
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
STRATA NOTICE:
Turf Replacements | Central Courtyard
The lawns in the central courtyard area have been newly replaced. To help the new grass establish properly, kindly ask you and the pets avoid walking on the grass for the next 3–4 weeks at least.
IMPORTANT NOTES:
1. No walking on the newly laid turf for the next 3-4 weeks.
2. Please keep children and pets away from the new turf to avoid causing divots and/or damage to the grass.
3. Please adhere to the bunting/barriers in place.
4. Once bunting is removed and grassed areas are reinstated, please treat the new turf with caution and care to ensure longevity.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.
2. I have a STRICT "No Pets Policy" except for service or emotionalsupportanimals and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.
3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).
4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.
5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.
6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.
7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.
8. You are welcome to book if children will be under adult supervision at all times as this property is not child-proofed.
