KITCHEN:
The large kitchen includes ample counter space as well as a gas stove/oven, dishwasher, microwave and large stainless steel refrigerator, and a large breakfast bar with seating for four (4+). Also features a Keurig coffee maker, automated tea kettle and toaster. Fun activities include: pasta maker and ice cream maker; also a Kitchen-Aid mixer.
LIVING SPACE:
The living room features mid-century modern décor with a vaulted ceiling, seating for family and friends, dining room with seating for 10, large 75 inch TV and Malm electric fireplace for ambience. A separate family room on the opposite side of the house offers more space to watch TV (medium sized TV with streaming options) or unwind as well as a separate area for WFH.
OUTDOOR SPACE:
The house offers everything you need for year-round entertaining. Features include a multi-level deck with access a gas fired grill, outdoor lounge area with chiminea and a back deck with fully-private nine-person hot tub (can be used without heat as a plunge pool for summer entertaining).
BEDROOMS:
- Primary Bedroom: Queen bed + en suite bathroom with Jacuzzi tub and private entrance to the hot tub

Washer and dryer on the first floor available for use. Toiletries from Public Goods available in the for your convenience.
Please, no pets, partying or smoking. Bringing authorized pets, extra guests, or any proof of smoking or partying will result in a fine.
You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have big limitations in protection.
With “all-risk” protection, all accidental damage from a guest is covered unless specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage.

- Smoking is not permitted anywhere on the premises.

- Due to the risk of fire, please do not charge your electric car on the property.
- We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you to follow the good neighbor guidelines and abide by quiet hours after 9 pm.
- Please do not trespass on property boundaries
- Ticks, bugs, and wildlife are a regular part of Upstate, NY. Tick prevention sprays for yards are very toxic to animals and pets, so we do not use them. Please be mindful of checking yourself when spending time outside.
- Tents, yurts, and other camping equipment are prohibited
*The driveway can get slippery in the cold winter months. Cars with 4WD are necessary.
