ADDITIONAL SECURITY DEPOSIT (not required if guest choose damage protection plan for $1500 via VRBO)
PLEASE NOTE: Booking implies agreement to House Rules. Additional security deposit required for every booking per House Rules via VRBO 5 days prior check-in. Unpaid deposit means no entry. Booking guest acknowledges that access to property will be denied until deposit is paid in full or reservation is forfeited without refund.
Payment is collected via Airbnb and is potentially fully refundable if all Guests honored House Rules.
Refund is dependent upon ALL guests in the group honoring all the House Rules. Refund is initiated after checkout after all payments have cleared and any needed resolutions made. Our hope is to provide a full deposit refund because the stay went smoothly.
CHECKIN CHECKOUT PROCEDURE
~~~CHECK-IN TIME 4PM~~~
You can check-in any time after 3pm and as late as you want. No early check-ins.
We will send you all Information and address prior to your arrival.
You will have an Access Code to enter. Early check-in depends on if the Home is cleaned early enough, you can ask if it is available to check-in early the day before you arrive, and we will confirm. Additional $25 fee.

Late check-outs are not available and kindly declined as we had to clean the home for same day guests.
We will have a check-out procedure for you in our Welcome Folder as well as below.
To avoid an additional cleaning fee, please follow the check-out procedure list below.

UNAPPROVED LATE CHECK-OUT FEE:
Checking in for a full day booking fee or $250 (whatever is more) will be charged since it affects the schedule of the entire day.

CLEANING FEE
The Cleaning fee will automatically be applied into the total amount that you see upon booking. In order to make the reservation you must pay in full, there are no other options.
WHAT YOU NEED TO BRING:
Extra pair of sandals or soaks to wear inside the House and bring your own login for TV apps. Everything else not listed above that you would use.
CHECKOUT CHECKLIST
o Remove all trash by using the big containers located inside by the side gate.
o Put away DISHES & KITCHENWARE. Please clean after yourselves and we will take care of detailed cleaning.
o Throw away all opened food from REFRIGERATOR. Please only leave unopened items in the REFRIGERATOR.
o CONDIMENTS that are open are OK. If you leave FOOD / SPICES / COFFEE, please make sure it’s not rancid.
o If you moved FURNITURE, put them back to their original position.
o TURN OFF lights, fans, and thermostat, unplug all small appliances (COFFEE MAKER, BLENDER, ETC.)
o TURN OFF all faucets & let us know if there are any leaks and running toilets.
o IF YOU USED THE DRYER, leave the lint trap clean.
o DOUBLE CHECK for all your belongings. We are not responsible for items left behind.
o The TV REMOTE control should be left in the family room table.
o LOCK and CLOSE the kitchen/family room double door and main entrance door before leaving the property.
