• Age Requirement: Guests must be 25 years or older to book this property.
• Photo ID: For security purposes, please upload a copy of your valid photo ID within 72 hours of booking. Failure to provide this documentation may result in the cancellation of your reservation.
2. Check-In and Check-Out
• Check-In: Check-in time is 4 PM. Early check-ins may be accommodated upon request, subject to availability. Please message us in advance for approval. Lockbox instructions will be provided. If you encounter any issues, contact us immediately.
• Check-Out: Check-out time is 11 AM. Late check-outs may incur additional fees unless previously approved.
3. Parking
• Assigned Parking: There is one assigned parking space on the driveway for small/compact cars only. Please ensure your car does not block the neighbor’s driveway. If your car does not fit, use street parking.
• Street Parking: Ample street parking is available nearby without restrictions (e.g street sweeping).
• Responsibility for Damage: Guests are responsible for any damage to the property caused by improper parking.
4. Property Access and Backyard Use
• Access to Backyard: Guests can access the backyard through the unit but not through the back gate.
• Backyard Boundaries: The guest’s backyard area ends at the bushes/planters. The remaining backyard is private property and off-limits.
5. Quiet Hours
• Neighborhood Courtesy: Normal Heights is a peaceful neighborhood. Quiet hours are 8 PM to 7 AM, with additional quiet time from 12 PM to 3 PM (siesta hours). Please respect these hours to maintain good relations with neighbors.
6. Pet Policy
• Disclosure of Pets: All pets must be disclosed and approved at the time of booking. Unauthorized pets will result in an additional $200 fee per pet.
• Pet Behavior:
o Pets must not relieve themselves (pee/poop) on the grass, bushes, fences, or planters.
o Guests are responsible for cleaning up after their pets.
o Excessive pet-related messes or damage will incur additional cleaning or repair fees.
• Pet Eviction: Pets that violate these policies or cause damage may result in immediate termination of the stay without a refund.
7. Smoking/Vaping Policy
• Smoking/Vaping: Smoking and vaping are allowed outdoors in the backyard only. Smoking/vaping indoors is strictly prohibited. Any evidence of indoor smoking will result in a $300 cleaning fee.
8. Unauthorized Guests and Parties
• Registered Guests Only: Only guests included in the reservation are allowed on the property.
• No Parties: Parties, gatherings, or outside visitors are strictly prohibited.
• Eviction Clause: If unauthorized guests or events are discovered, the rental agreement will be terminated immediately, and guests will be required to vacate the property without refund.
• Unauthorized Guest Fee: A fee of $250 per unauthorized guest will be charged.
9. Maintenance Visits
• Gardener Access: The gardener visits every two weeks on Wednesday to maintain the yard. Please ensure access to the backyard is available during this time.
10. EV Charging
• Charging Availability: An EV charger is available on-site for an additional fee. Please contact the host for pricing details.
11. Cleaning and Damage Policy
• Condition at Check-Out: Guests must leave the property in the same condition as they found it.
• Damages: Any damages caused by guests, their pets, or their visitors will be charged to the guest.
• Cleaning Fee: Excessive mess or cleaning needs, including but not limited to stains, pet waste, or odors, will incur an additional cleaning fee starting at $250.
• Security Deposit: A refundable security deposit of $250 may be required to cover damages or excessive cleaning.
12. Cancellation and Refund Policy
• No Refund for Evictions: Refunds will not be issued if guests are evicted for violating house rules, policies, or terms of the rental agreement.
• Non-Refundable Services: If guests check in and use the property for any length of time, the reservation will be considered fulfilled, and no refunds will be issued in case of early termination due to rule violations.
13. Evidence and Dispute Policy
• Host Rights: The host reserves the right to document property conditions (photos/videos) before, during, and after a guest’s stay to verify damages or rule violations.
• Chargeback Prevention: In the event of a payment dispute, the host may use signed agreements, photographic evidence, and communication records to resolve the matter in their favor.
Lost Keys Policy
Guests are responsible for the safekeeping of the property keys.
If keys are lost, not returned, or damaged, a $250 replacement fee will be charged to cover rekeying or lock replacement.
Acknowledgment of Rules
• By completing a reservation through this platform or our direct booking site, guests agree to abide by all house rules, policies, and terms outlined above. Non-compliance may result in termination of the reservation, eviction, additional fees, or forfeiture of payment.
