Welcome to our Happy Place!! The views are amazing from every beachside window and the upper deck! Bring the family and make memories on your private beach just out the back door! This fabulously renovated, spacious and comfortable home will keep you coming back year after year.

• Bedroom 1 on first floor: 1 queen bed, 1 couch with pull out twin bed and ceiling fan, walk in closet, dresser, and full ensuite bathroom with walk-in shower.
• Bedroom 2 on second floor waterfront: 1 queen bed, ceiling fan, dressers, access to balcony.
• Bedroom 3 on second floor: 2 twin beds, ceiling fan, closet, and dresser
• Bedroom 4 on second floor: 1 Full bed, twin size bunk beds, ceiling fan, dressers, and closet
Full bathroom on second floor w/ tub and shower
Half bathroom on first floor in laundry room
Feel free to bring your kayaks, canoes, and paddle boards. The Niantic Bay is a great place for enjoying water activities. Please also bring your life vests. Guests are expected to comply with the CT water safety guidelines/requirements.
For all of you fishing enthusiasts, you are going to love this!! Bring your fishing gear and cast out right from the beach!
Walk or take your bike to the quaint New England town of Niantic where you’ll find many things to do! There are great little shops, amazing coffee shops, bakeries, ice cream and restaurants. Be sure to take a stroll on the famous Niantic Boardwalk!

You are welcome to use the AC and heat. The first floor thermostat is in the kitchen/dining area by the island. Second floor thermostat is in the upstairs hallway. Both thermostats need to be set simultaneously for AC/Heat to work. Please keep both on auto and only adjust the temperature if needed. Please leave the thermostat on auto and set to 72 before you leave at the end of your stay. PLEASE DO NOT SET THE AC LOWER THAN 70!
There are 5 cars max allowed on this property rental. Guests will be able to park 2 vehicles (small and midsize) in the concrete driveway in front of the garage, and 3 in the side-yard grass area (next to the white fence). The garage is locked and IS NOT accessible for parking.
Guests have access to the entire home except for the basement/garage.
You will be notified through the message board, the day/morning of your stay with the access code.
Other details to note:
• This is a residential neighborhood: Please, no loud parties, loud noise, or loud music after 9pm. Please no bachelor/bachelorette/rage parties of any kind! These parties are prohibited! You will be fined $750 for this party violation!
• Absolutely no smoking of any kind inside the house! You will be fined $750!
• No open/ uncontrolled fires of any kind (fireworks, fire pit, etc) set on the beach or property! You will be fined $750 for this violation and immediately removed from the rental property!
• Do not remove or tamper with smoke/carbon monoxide detectors under any circumstances! You will be fined $750 and reported to airbnb! Please contact us if you experience an issue with the alarms!
• During severe inclement weather, management may need to tie down and/or store away outdoor furniture to avoid damage. All outdoor furniture also is removed/stored away each fall season (by 1st week of November) for winterization, then re-assembled for guest usage in spring/summer seasons (by 2nd week May).
• Pet(s) ARE ALLOWED at this property upon request at $500 extra flat rate fee, per pet. Maximum 2 pets. No cats. Friendly dogs only please! "Service Animals" are excluded from the fee. "Emotional Support Animals" and all other pets require a fee. The pet fee is non-negotiable and non-refundable.
We are available by VRBO message center from 10am - 9pm (eastern standard time), seven days a week. We kindly ask that ALL communication is made through the VRBO message center. Please only utilize the telephone contact in the event of a true emergency.
