Positive: I picked this B&B as it was the best value. The landlady was very helpful and friendly. You made choices for breakfast the night before on a simple form. I was given a key for m my room and got the front door, so I could come and go as I pleased. The room was clean, a good size and the bed was very comfortable. The ensuite bathroom had an electric shower. The B&B is almost next to the St Austell viaduct in the St Austell River valley, so a very pretty location. My room was at the back, so very quiet. The location is pretty quiet anyway. It's walking distance from the middle of St Austell, where there are restaurants and the cinema.

Negative: Small thing - the soap tray in the shower had a slightly sharp edge. It's a little tricky getting a car in and out, and it's easy to miss.
